Empty rooms are notoriously difficult to sell. Without furniture, buyers struggle to judge scale, imagine how a space would function, or feel an emotional connection to a property. Virtual staging solves this problem quickly and affordably, and the results are often indistinguishable from a fully furnished room.
What Is Virtual Staging?
Virtual staging is the process of digitally adding photorealistic furniture, decor, and styling to photographs of empty or sparsely furnished rooms. The result is a high-quality image that shows the room at its best potential, helping buyers picture how the space could look when they move in.
Unlike physical staging, which involves hiring, transporting, and arranging actual furniture, virtual staging is done entirely in post-production. It costs a fraction of the price and can be completed within 24 hours of the shoot.
Virtual vs Physical Staging: The Numbers
| Factor | Physical Staging | Virtual Staging |
|---|---|---|
| Cost per room | €300–€800+ | €15–€30 |
| Turnaround time | 2–5 days | 24 hours |
| Works on vacant properties | Yes | Yes |
| Requires access for setup | Yes | No |
| Result visible in online listings | Yes (photos only) | Yes |
When Does Virtual Staging Make Sense?
Virtual staging works best in a few specific situations:
Vacant properties: where there's no furniture at all. Even a single living room or master bedroom shot can dramatically improve the listing.
Properties that need refreshing: older furniture can date a property and reduce buyer appeal. Virtual staging lets you show the room with contemporary styling instead.
New builds: show potential buyers how an empty new home could look once furnished, helping them connect with what they're buying off-plan or just completed.
Investment properties: when the vendor doesn't want to invest in physical staging for a property they're selling empty, virtual staging provides the visual appeal at minimal cost.
Important: Virtually staged images should always be clearly labelled as such on listing portals. This is standard practice and protects both the agent and the vendor. Buyers who view the property will see the empty room; the staging simply helps them get through the door.
Tips for Getting the Best Results
The quality of the final virtual staging depends largely on the base photographs. Here's how to set things up for the best outcome:
Light & Exposure
- Open all blinds fully before the shoot
- Turn on any existing ceiling lights
- Avoid shooting directly into bright windows
- Morning shoots give the most even natural light
Room Prep
- Sweep or hoover floors thoroughly
- Remove any remaining items or debris
- Clean windows inside and out
- Ensure walls are clean; marks show up clearly
How It Works with JM Photography
I shoot the property as normal, capturing the empty rooms with professional lighting and wide-angle composition. After delivery of the standard edited images, the selected rooms are sent for virtual staging and the furnished versions are returned within 24 hours.
Virtual staging is priced at €15 per image as an add-on to any shoot, or you can choose the Luxury package which includes three rooms of virtual staging as standard alongside all photography, drone, video tour, and floor plan.
If you have an empty property coming to market and would like to discuss whether virtual staging is a good fit, get in touch. I'm happy to advise.
